Liberty Hill has new real estate partnership in Tudyk-Huggins

Their partnership made sense.

Kelli Tudyk has 17 years of experience in the real estate business and Charlie Huggins, a native of Williamson County, knows the area extremely well. Huggins moved to the Liberty Hill area 12 years ago. Together, they represent Century 21 HSK & Associates of Georgetown in Liberty Hill.

Tudyk and Huggins have known each other for less than a year, but as a team, they are perfectly matched.

“It made sense. She (Huggins) knows the area and I know real estate,” said Tudyk. “It is the perfect partnership.”

Huggins said the two met through their daughters, who are the same age. The Tudyk family moved from Llano to Liberty Hill last year to be near her husband’s family and shorten his commute to Austin. Immediately, the family was impressed by the welcoming community and schools.

Huggins has a varied background that includes developing and growing her own business as a nail technician. Additionally, her family is deeply rooted in Williamson County. Her husband, Bill Huggins, works in IT staffing and their son, Clayton Huggins, is a firefighter in Liberty Hill.

She said she brings to the team an expertise in property staging and home decor, as well as a longtime knowledge of Liberty Hill and Williamson County that is essential when working with clients new to the area. As a volunteer in the schools, she is active in Project Graduation and is helping with prom.

Tudyk, a broker, and Huggins, an agent, said their new partnership is focused on Liberty Hill, Bertram, Leander and Cedar Park. And they are proud to be doing business with Century 21.

“Century 21 is the most recognized name in real estate. These days, you see so many signs in yards. But when you see the Century 21 logo, there’s no mistaking it for anything else,” Tudyk said, adding that Century 21 is a leading relocation company for large businesses moving into Central Texas.

“I Googled Century 21 before I did this, and it was peace of mind for me to work for such a recognized company,” said Huggins.

“We’re local, we live here and we sell here,” Tudyk said. “We don’t want residents here to go outside Liberty Hill to get a realtor.”

The team currently has a number of listings in the area, including residential and commercial property.

Huggins said the internet has changed the way people shop for new homes and property, and the two are well-versed in online marketing and are backed by Century 21 and HSK’s team of experts.

Tudyk said keeping things updated on their website is one of their priorities.

“Nine out of 10 times, what you’re seeing on third-party websites is already outdated and property is under contract or already sold. Home buyers should go straight to a realtor and cut to the chase,” Tudyk said.

Tudyk and Huggins say their interest in the real estate business developed from a life-long interest in looking at homes and decorating.

“When I was 17 or 19, I remember pulling out blueprints of houses from magazines and collecting them,” said Tudyk, who added that she has worked as a florist in almost every town where she’s lived. “It (floral arranging) is good therapy.”

A talent for decorating and property staging is Huggins’ forte. She worked at a construction company while in high school and enjoyed looking at homes. Eventually, she and her husband built their own home.

“I love architecture, and know what’s important when trying to get a house ready to put on the market,” Huggins said. “People want to see a clean home, without the clutter, so they can imagine their own things there.”

“You have to be creative, and think outside the box to help buyers see the big picture,” said Tudyk.

“Kelli Tudyk utilized a multi-faceted, internet-savvy approach to marketing that was outstanding in its professionalism to help us sell our house in LHISD this month,” said Stormy Stouder, whose family recently moved to Salado. “We were very pleased with her friendly, business-like style, her excellent communication skills and her sound advice.”

Tudyk said she has been working repeat clients for years, and their confidence means a lot to her.

“To be in the business this long means I must be doing something right,” she said.

Tudyk and Huggins said now is a good time to sell property in the Liberty Hill area as many families are looking to live in the Liberty Hill school district. As parents raising children here, they say they are proud to promote local schools when speaking with future residents.

“We just want to help families coming into the area to find their dream homes,” Tudyk said.
